Lead Generation Ideas to Boost Your Listings

I got the listing!  I love to hear those words.  Now comes the hard part. You must produce lead generation ideas to boost your listings and keep them in front of new consumers. A solid lead gen plan can actively produce new leads over the course of the sale.

So how can this be done?

It all comes down to a strong business plan which will combine your print, digital, online, and in person marketing efforts to drive leads and boost your listings! If you have not put your business plan together, take the time to do that now.

  1. Open House

Let’s start with open houses.  Holding an open house is a wonderful opportunity to showcase a listing and get, face to face with potential buyers and sellers. All of your marketing is designed to get people to call or email you.  In this case we are cutting out the call and getting right to the appointment.

Before you start marketing your listings on your website and/or blog, make sure you are doing everything you can to make it visible to consumers and search engines:

  • Create an RSS feed and prominently display it on your home page.
  •  Promote your website and blog across your social media channels.
  • Consider guest blogging on prominent real estate websites to boost exposure and create links back to your site.
  • Make it easy for readers to share your content to their Facebook page or other social networks by adding social share buttons to your website, blog or virtual tour.
  • Use your researched keywords in your blog post titles and throughout the content on your website in a natural and organic way.
  • Submit your listing blog post to social bookmarking sites like Digg, Reddit, Stumble Upon and Del.ico.us.

3. Social Media

Social media is tailor-made for real estate marketing because of your ability to share photos and be interactive.  Ask people to guess the asking price of your listing or post a couple of pictures and have them vote on which one should be the main photo for your marketing efforts.

Try apps such as Pic Stitch and Ptch to create collages or mini slide shows.

I will warn you though, if you are always posting general information about your listings, you will become white noise and everyone will tune you out.

Try setting up a schedule for your postings and make sure to intersperse fun and engaging content along with your listings on Facebook, Twitter, Pinterest, and Google +.  This will create a constant stream of content that will help you become known in your social circles as the local real estate authority.
