Finding Your Perfect New York Home

According to a recent article in The New York Times, home buyers looking for more affordable real estate in the outskirts of may have a difficult time tracking down information on these segmented neighborhoods. Many of these areas are being served by small, “mom-and-pop” firms, which may not be embracing key online tools that help inform and attract potential clients.

The majority of buyers are researching listings online before viewing homes or contacting an agent.  No matter how large or small of a brokerage, it’s important for agents to leverage a robust online central database, including localized information.  Being able to easily locate your website and property listings is important to buyers with little knowledge of a community or neighborhood. Your goal should be to meet the needs of potential clients by offering a unique “insider” perspective into your area. Technology is key, especially for smaller firms competing with nearby real estate giants.

Help Buyers Get to Know their Neighborhood

Once you have made a sale, it is time to think of ways to help new homeowners get acquainted with their neighborhood.  This is especially important in areas with a significant amount of “transplant” homebuyers.

Nextdoor is a new social networking site that allows you to create private social networks based on neighborhood. The site urges homeowners to connect in a private online community “intended to encourage stronger ties between people who can benefit from knowing each other,” the NYT Bits blog reports.

Nextdoor gives you the opportunity to introduce your buyers to their new neighbors plus it is a great way for you to keep abreast of local news and events, while creating long term relationships with your client. Has an online community been made for your neighborhood yet?

  2. Hi Sherry! Thanks for your nice post and for sharing a new resource tool on real estate. Can't wait to dig in and learn a few things from here. I think the "acquaintance"-thing about the neighborhood should be done before or during home-buying itself, as to allow house seekers have a feel of the location they want to reside in before any sale or closing happens.
